Insite Property Surveys is an independent RICS-regulated and CIOB Chartered surveying practice based in Sandiacre, Derbyshire. We specialise in RICS Level 2 HomeBuyer Surveys and Level 3 Building Surveys for residential buyers across Derby, Derbyshire and the East Midlands.
We are not a call centre or a volume operation. We take on a small number of surveys each week so that every client gets the same standard of care, the same attention to detail, and direct access to the surveyor who carried out their inspection.
The practice
Our principal surveyor has been surveying since 2003, with experience spanning houses, historical buildings, higher education establishments, commercial sites and ecclesiastical properties. That breadth of work informs the residential surveys we carry out today across Derby and Derbyshire.
The practice is led by an AssocRICS and MCIOB Chartered principal surveyor, with an AssocRICS associate surveyor supporting capacity across the region. All associate work is carried out under the Insite brand, under the same professional indemnity cover, and to the same reporting standard. No report is issued without a quality check.
Drone inspection is offered as an add-on service, carried out by a CAA-registered drone operator.

Insite Property Surveys is a residential surveying practice. We carry out RICS Level 2 HomeBuyer Surveys and RICS Level 3 Building Surveys on houses, flats and bungalows across Derby and Derbyshire.
Our work is limited strictly to residential condition surveying — RICS Level 2 HomeBuyer Reports and Level 3 Building Surveys.

- MCIOB: Chartered Member of the Chartered Institute of Building.
- CAA Registered Drone Operator: drone inspection available as an add-on service on Level 3 surveys.
- Professional indemnity insured: all surveys and associate work carried out under the same PI cover.
